๐น Planned changes to the
Renters Rights Bill will mean Landlords will be required to shoulder the risk of damage to properties by pets
๐น Amendments proposed by the Government will reverse plans to enable Landlords to require Tenants to have suitable insurance to cover potential damage by pets
๐น It comes as the House of Lords prepares to debate the Bill at Report stage next week
๐น The changes come despite Housing Secretary Angela Rayner having previously argued that enabling Landlords to request Tenants have insurance would mean โno one is left unfairly out of pocket.โ
๐น Whilst Landlords will no longer be able to require Tenants with pets to have suitable insurance, there will remain a presumption that they will accept Tenants with pets, unless there is a good reason not to
๐น Ultimately it will be for the courts, and the planned Ombudsman for the Private Rented Sector, to rule on these matters
๐นThe NRLA warns this move will make it far harder for Tenants with pets to access rental housing
๐น Association chief executive Ben Beadle says: โThis is a shoddy and outrageous way to make law. Ministers keep talking about how the Bill works for responsible Landlords and yet they seem incapable of speaking to those representing them
๐น โYet again the Government simply expects responsible Landlords to shoulder even greater risks without any consultation about the likely impact
๐น "It comes on top of plans which allow tenants to build higher levels of rent arrears, expect Landlords to shoulder the cost of delays to an already sclerotic courts system, and make it harder for Tenants with poor or no credit ratings to demonstrate their ability to sustain a tenancy".

๐บ 50% of all the adults in the UK currently own a pet, but it's not always straightforward to find a pet-friendly rental home
๐ฑ In fact, only around 7% of rental homes are advertised as suitable for furry (or scaly or feathered) friends
๐ฑ Landlords may be hesitant to allow pets in because they have concerns that the property may not be suitable - and those reasons may be deemed valid
๐ฑ The law states it will not be unreasonable for Landlord to withhold consent if there is a reasonable likelihood of a nuisance to the occupiers of neighbouring properties or significantly increase wear and tear to the Property
๐ฑ You may be asked to add a bit extra to your deposit to cover any additional wear and tear
๐ฑ A Landlord is prohibited from charging a fee to a Tenant who wishes to keep pets or other animals at the Property.
๐ฑ Also, Deposits must continue to meet the requirements under the Tenant Fees Act 2019
Top tips for finding a rental home for you and your pet
๐ถ Be upfront about your pet - we would suggest, even before booking your viewing
๐ถ Obtain a pet reference - including information such as: confirmation of no previous damage, behaviour and temperament, well-trained and housebroken
๐ถ Get pet insurance - primarily covers veterinary costs, some policies also include third-party liability for damages
๐ถ Be prepared to pay a higher rent - there is no law to prevent the Landlord asking for more rent to cover additional wear and tear
๐ถ Highlight your responsibility as a pet owner - evidence of regular veterinary visits, up-to-date vaccinations, and any training certificates
๐ถLook for pet-friendly properties - avoid apartment blocks. Even if your Landlord accepts, the building will not
๐ถPrepare a pet CV - a photo, description of your petโs daily routine etc
Can't I just not tell my Landlord about my pet?
No, you have to let your Landlord know. This is serious, if the owner discovers that you are keeping a pet without consent, you could find yourself evicted.
