Please find information below about Selective Licensing in Nottingham – there’s so much reading available, to make it easier we have summarised the headlines into bullet points. Landlords do have a few options so please take a look and let us know how you would like to proceed:
Should your property require a Selective Licence, we will guide you through and take care of the entire process!
· The scheme is an initiative brought in by Nottingham City Council which affects 35,000 other homes in Nottingham
· The council charge £890 for the licence - it is valid for 5 years (£520 payable on application followed by £370 upon licence issue – can take up to 6 months).
· Commencement date was 1st August 2018
· Each licence must state a Licence Holder (LH) and Licence Manager (LM), Landlords have options here:
· If you choose us to be LH and LM, we can take care of everything – as LH and LM, we will be legally responsible for compliance (the council will not even contact you). The cost of submitting your application is a one-off fee of £150 including VAT.
· Alternatively, you can choose to be LH and LM – you will be in charge of your licence – any failure to comply could result in unlimited fines and/or prosecution (by the way, these are the council’s words – not ours!)
· If you decide to go with option a) please get in touch with our expert team and we will get everything done and dusted
· If you decide to go with option b) all you have to do is follow these instructions to submit your own application directly to the council:
· Register as a Landlord with the council by clicking here: · On the application, put yourself down as the Applicant, Licence Holder and Licence Manager
· Complete application as per the on-screen instructions – documents you’ll require are:
· Rooms sizes
· Building and Public Liability Insurance – if you do not have a Landlord Insurance policy in place please let me know and I will help organise for you
· Mortgage lender name and address
· PAT Test – a certificate to show that your portable appliances have been inspected
· EPC (Rating A B C D or E)
· Pay for the licenses directly to the council
