🏠 Legal Checklist for Self-Managed Landlords
With lettings legislation constantly evolving, it’s more important than ever for self-managed landlords to stay compliant ✅

Okay, back to the legal checklist... If you’re renting out your property, here’s a simple checklist to help make sure you’re ticking every legal box 👇
🔒 Essential Legal Requirements
These are non-negotiable – you must be able to show proof that each has been done:
🟢 Council Licence – apply for a relevant licence (Selective, HMO, etc.) if required by your local authority.
🟢 Written Tenancy Agreement – minimum term of 6 months.
🟢 Landlord Details – provide your full name and a correspondence address to your tenant (unless managed through an agent).
🟢 Deposit Limit – maximum of 5 weeks’ rent if the annual rent is under £50,000.
🟢 Deposit Protection – protect the deposit in a government-approved scheme and issue a certificate.
🟢 Permitted Fees Only – ensure you only charge approved tenant fees (find out more here).
🟢 How-to-Rent Guide – supply the latest government version at the start of the tenancy.
🟢 Right-to-Rent Check – verify your tenant’s legal status to rent in the UK.
🟢 Client Money Protection (CMP) – required if you hold tenant or client funds.
🟢 ICO Registration – register with the Information Commissioner’s Office if handling tenant data, and issue a privacy notice explaining how you use, store, and dispose of it.
🟢 Serving Notices – ensure all possession or eviction notices are in the correct prescribed format and served within the right timeframes.
🟢 Evictions – tenants can only be legally removed through a court order and bailiff warrant (find out more here).
⚙️ Property Safety Essentials
Your property must be safe and fit for tenants to live in. These are the core safety standards you’re responsible for:
🟢 Gas Safety Certificate – must be renewed annually and a copy left in the property.
🟢 Electrical Installation Condition Report (EICR) – valid for up to 5 years.
🟢 EPC Rating – must be E or above.
🟢 Smoke Alarms – at least one per floor.
🟢 Carbon Monoxide Monitor – in every room with a fixed combustion appliance.
🟢 Legionella Risk Assessment – assess and manage any risk from water systems.
🟢 Safe Fixtures & Fittings – check regularly that all supplied items are in good condition.
🟢 Fitness for Human Habitation – property must be healthy and free from hazards that could cause serious harm.
🟢 Structural Maintenance – keep the structure and exterior in good repair.
🟢 Utilities – ensure continuous supply of water, electricity, and gas.
🟢 Landlord-supplied Appliances/Furniture – must be maintained in safe working order.
🟢 Access & Privacy – give tenants at least 24 hours’ written notice before entering the property.
🟢 Reasonable Adjustments – consider modifications for tenants with disabilities or long-term health conditions.
