If your home is not generating any interest from Buyers, don't worry... there's plenty you can be doing
If you are struggling to sell your property and it is sitting lonely and unloved on the market, there is a reason for it. Either the price you are asking is too high and / or the condition is not attractive to potential Buyers.
Here's our very own 'CAPS strategy' on how we ensure each property is SOLD successfully:
✅ C = Clean and ready to go - all that mail that's accrued by the letterbox, or the loose items in the kitchen cupboards etc - these need removing straight away. When a Buyer walks in each room, they should be enjoying the positives of your home, as opposed to asking questions such as, "Will this be cleaned or painted, or do I have to do this myself?" etc For our full article on how to get your property SALE READY, click

✅ A = Access - ensure you have chosen an Agent that is willing to do viewings all day everyday, evenings and weekends. There's no point in having the BEST property in the world but viewers can't get through to make a booking, or the viewings diaries are always fully booked. Also, if you have a current occupier you must agree mutually convenient times to show new Buyers around
✅ P = Price - with the highest demand and all the access in the world, if you're asking way too much on your sale you will not generate viewings
✅ S = Seasonal demand - avoid trying to sell August through to December if you can, these are typically quiet periods when it comes to Buyer activity. In these months, you need a fantastic Agent to make up for it, to generate interest when there's not much about. Incidentally, the best time to launch a sales advert is Boxing Day (Rightmove figures show it's often the busiest day for enquiries) through to the end of Spring.
It's also important to understand how Rightmove and other online portals work when it comes to their marketing of your home
🔸 Within the first 4 weeks of your property hitting the online portals, you'll see the most interest
🔸 Why's that? It's because the portals will actively push new listings by way of email alerts to their registered Buyers
🔸 So, what happens after the 'new' period? Yes, your advert is live but not actively being sent out as email alerts to new buyers
🔸 How can we initiate these email alerts? Two ways of doing it: Firstly, you could remove the listing for 3 months and re-launch, this will be treated as a new listing. Not ideal when you want to sell, so a price reduction of 2% or more is a better solution i.e. when you adjust the price down by this amount, the portals will email alert everyone on their system with your advert and that it's had a price drop
Open days are also a good solution to solving the lack of interest issue
🔸 The way we work Open Days is by setting a minimum price with the price qualifier, 'Offers in Excess of'
🔸 A property with a Guide Price of £280,000 listing may be set as an Open Day of £265,000
🔸 This lower price will inevitably generate interest
🔸 Buyers will be asked to register their details and visit on the Open Day
🔸 They come with the mindset that there must be something wrong with the property, hence the price
🔸 When they see how immaculate the property is, and they see ALL their competition viewing at the same time, this generates excitement which leads to sealed bids and usually offers in excess of the original Guide Price of £280,000!
