Zoopla Rental Market Report – June 2026: Key Market Insights with a Nottingham lens

Following the introduction of the new regime under The Renters' Rights Act on 1st May 2026, the rental market continues to evolve. While the pace of rental growth has become more measured, demand remains well above pre-pandemic levels and the shortage of rental homes continues to support the market:

πŸ”Έ Rents continue to grow.
πŸ”Έ The average UK rent for a new tenancy is now Β£1,321 per calendar month.
πŸ”Έ Average rents have increased by 2.1% over the last 12 months
πŸ”Έ Zoopla expects rental growth of 2% to 3% throughout the remainder of 2026.

While annual growth has moderated compared with previous years, rents continue to move upwards nationally:

πŸ”Ή Supply remains the biggest challenge
πŸ”Ή There are still 25% fewer rental homes available than before the pandemic.
πŸ”Ή Every UK region continues to have between 20% and 30% fewer homes to rent than pre-2020 levels.
πŸ”Ή Limited investment in new private rented housing continues to restrict supply.
πŸ”Ή This lack of available homes continues to underpin rental values across much of the country.

A tale of two rental markets: one of the most interesting findings from Zoopla's report is that not every location is performing in exactly the same way.

πŸ”Έ More affordable towns and cities are generally seeing the strongest rental growth.
πŸ”Έ Higher-priced locations are experiencing slower growth as affordability becomes more important.
πŸ”Έ Around 75% of local rental markets are still growing faster than the national average.
πŸ”Έ This highlights why local knowledge is becoming increasingly valuable when setting an asking rent.

What this means for Nottingham Landlords:

πŸ”Ή Zoopla notes that Nottingham has experienced softer rental growth than some lower-priced parts of the UK, reflecting affordability pressures rather than a lack of demand.
πŸ”Ή For landlords, the message is clear.
πŸ”Ή Correct pricing remains essential.
πŸ”Ή Well-presented homes continue to attract quality applicants.
πŸ”Ή Professional marketing and realistic expectations help minimise void periods.
πŸ”Ή This isn't a market for "guessing" the rent, it's a market for evidence-based pricing.

What this means for Tenants:

πŸ”Έ Tenants are seeing a little more choice than they have enjoyed in recent years.
πŸ”Έ Competition has eased compared with the exceptional conditions seen during 2022 and 2023.
πŸ”Έ However, the supply of rental homes remains significantly below historic levels.
πŸ”Έ Well-presented, correctly priced homes continue to attract strong interest.

The Cavendish perspective:

πŸ”Ή The rental market is becoming more balanced.
πŸ”Ή That doesn't mean demand has disappeared.
πŸ”Ή Instead, it means landlords who price accurately, present their properties well and work with an experienced letting agent continue to achieve excellent results.
πŸ”Ή At Cavendish Residential, we monitor national reports alongside live Nottingham market data every day. This allows us to recommend achievable rents based on evidence, helping Landlords minimise void periods whilst attracting high-quality Tenants
