Rightmove House Price Index – September 2026: Key Market Insights 🔍

🔸 The property market has returned from its summer break, with September bringing the first monthly increase in new seller asking prices since May.
🔸 According to the latest Rightmove House Price Index, the average asking price of a newly-listed property has increased by 0.7% this month to £367,440.
🔸 That's a slightly bigger September increase than usual.
🔸 But look beneath the headline and the picture becomes much more interesting.
🔸 The national average asking price is now £367,440 (up 0.7% this month).
🔸 An increase of £2,441 since August.
🔸 The first monthly increase since May.
🔸 Slightly ahead of the ten-year average September increase of 0.5%.
🔸 Still 0.8% lower than September 2025.

💬 Rightmove describes the increase as a possible early sign of the usual Autumn bounce as buyers and sellers return to the market following the summer holidays.

🔹 However, asking prices remain 2.3% below where they were at the beginning of the summer.
🔹 So this looks more like a seasonal reawakening than a dramatic change in direction.

📍 What about the East Midlands?

Closer to home, the East Midlands has also recorded a modest monthly increase.

🔸 Average asking price: £289,822
🔸 Monthly change: +0.4%
🔸 Annual change: -0.6%
🔸 Last month, the regional average stood at £288,536, having fallen 1.0% during August.
🔸 September has therefore recovered some of that ground, although average asking prices in the East Midlands remain slightly below where they were a year ago.

Buyers still have PLENTY of choice

🔹 This is perhaps the most important part of September's report for anybody thinking of selling.
🔹 The number of homes currently available to purchase remains at a 12-year high for this time of year.
🔹 At the same time... Buyer enquiries are 9% lower than a year ago.
🔹 Sales agreed are 9% lower annually.
🔹 The average property currently takes 64 days to find a buyer.

Buyers haven't disappeared... But Sellers are competing for their attention 🙋‍♀️


And that makes PRICE and PRESENTATION increasingly important.

🔸 Getting the asking price right
🔸 One statistic in this month's report really caught our attention.
🔸 Rightmove's analysis shows that 74% of homes that have sold so far this year were priced correctly from the outset and did NOT require a subsequent asking-price reduction.
🔸 When buyers have plenty of choice, launching at an ambitious price simply to "see what happens" can mean missing some of the strongest initial interest in your property.

What are different types of buyers seeing? 👀

Rightmove divides the market into three broad sectors:

🔹 First-time buyer properties: £225,199
Monthly: -0.1% | Annual: -0.9%
🔹 Second-stepper properties: £344,837
Monthly: +0.9% | Annual: -0.1%
🔹 Top-of-the-ladder properties: £672,728
Monthly: +0.9% | Annual: +0.5%

There isn't one single property market. Different price brackets, property types and locations can behave very differently at exactly the same time.

💷 Mortgage rates remain part of the equation

🔸 Affordability continues to influence buyer decision-making.
🔸 Rightmove reports that the average two-year fixed mortgage rate has increased to 5.29%, compared with 5.09% last month.
🔸 That matters because buyers don't simply look at the purchase price.
🔸 They also consider what that price translates into as a monthly mortgage payment.
🔸 For sellers, understanding what buyers can realistically afford remains an important part of setting an effective asking price.

🔑 What does this mean for Nottingham sellers?

🔹 September traditionally brings renewed activity as summer holidays end and people refocus on moving home.
🔹 This year appears to be following that pattern.
🔹 But sellers are entering an Autumn market in which buyers have a substantial amount of choice.
🔹 Price realistically for the market you're entering.
🔹 Make sure your property presents beautifully from day one.
🔹 Ensure buyers can actually VIEW it.
🔹 Pay attention to enquiries, viewings and feedback.
🔹 Be prepared to respond if the market is telling you something.

🌸 The Cavendish perspective

🔸 September's figures are encouraging without giving sellers reason to get carried away.
🔸 The first monthly asking-price increase since May suggests the traditional Autumn market is beginning to stir, and the East Midlands has also returned to modest monthly growth.
🔸 But there is an important counterweight: buyers have more property to choose from than they have had at this time of year for 12 years.
