π Buyers remain active where the property, presentation and asking price meet their needs.
π Sellers are competing for attention in a market where purchasers have plenty of choice.
π The average asking price of a newly listed UK home fell by 1.0% in July to Β£372,359.
π This represents a monthly reduction of Β£3,832.
π A July price adjustment is normal, although this yearβs fall is larger than the ten-year July average of 0.2%.
π Average asking prices remain only 0.4% below this time last year.

πΈ Sellers cannot assume that simply listing a property will generate immediate interest.

π Although the number of homes currently available is 1% lower than last year, stock levels remain close to a 12-year high for this time of year.
π That means buyers can compare more properties before committing to a viewing or making an offer.
π Rightmove reports an average of 65 properties available per estate agency branch.
π The national average time required to secure a buyer increased slightly from 60 days in May to 62 days in June.
π Sales agreed during the first half of 2026 were 6% lower than the same period last year.
π However, sales activity remained level with the first half of 2024.
π This shows that buyers are still prepared to proceed when they recognise the right home at a compelling price.

πΉ Nearly three-quarters of homes successfully sold and completed during 2026 did so without an asking-price reduction.

πΉ Properties requiring a later reduction spent an average of 127 days on the market.
πΉ Testing the market at an over-optimistic figure can therefore delay a sale rather than improve the eventual result.
πΉ A competitive launch price gives a property its strongest opportunity while it is new, visible and attracting maximum attention.
Getting the launch right matters more than reducing later π―
π Mortgage affordability improves slightly
π The average two-year fixed mortgage rate has reduced from 5.08% last month to 4.92%.
π Wages continue to rise faster than house prices, helping affordability gradually improve.
π Recent reductions in mortgage rates may provide a modest boost to buyer confidence.
π Greater stability allows purchasers to plan their monthly costs more clearly.
π Buyers remain careful, but the mortgage market is not experiencing the severe lending restrictions seen during previous downturns.

πΈ Nottingham sits within the East Midlands, where the average asking price is currently Β£291,470.
πΈ The regional figure fell by 1.1% during the month and is 0.3% below this time last year.
πΈ The average property in the East Midlands is taking approximately 68 days to find a buyer.
πΈ As with all stock nationwide, the first few weeks of marketing remain enormously important.- an ambitious asking price can reduce viewing activity at the point when your listing should be generating the most attention.
