π± In fact, only around 7% of rental homes are advertised as suitable for furry (or scaly or feathered) friends
π± Landlords may be hesitant to allow pets in because they have concerns that the property may not be suitable - and those reasons may be deemed valid
π± The law states it will not be unreasonable for Landlord to withhold consent if there is a reasonable likelihood of a nuisance to the occupiers of neighbouring properties or significantly increase wear and tear to the Property
π± You may be asked to add a bit extra to your deposit to cover any additional wear and tear
π± A Landlord is prohibited from charging a fee to a Tenant who wishes to keep pets or other animals at the Property.
π± Also, Deposits must continue to meet the requirements under the Tenant Fees Act 2019
Top tips for finding a rental home for you and your pet
πΆ Be upfront about your pet - we would suggest, even before booking your viewing
πΆ Obtain a pet reference - including information such as: confirmation of no previous damage, behaviour and temperament, well-trained and housebroken
πΆ Get pet insurance - primarily covers veterinary costs, some policies also include third-party liability for damages
πΆ Be prepared to pay a higher rent - there is no law to prevent the Landlord asking for more rent to cover additional wear and tear
πΆ Highlight your responsibility as a pet owner - evidence of regular veterinary visits, up-to-date vaccinations, and any training certificates
πΆLook for pet-friendly properties - avoid apartment blocks. Even if your Landlord accepts, the building will not
πΆPrepare a pet CV - a photo, description of your petβs daily routine etc
Can't I just not tell my Landlord about my pet?
No, you have to let your Landlord know. This is serious, if the owner discovers that you are keeping a pet without consent, you could find yourself evicted.
