It’s all in the detail when it comes to Tenancy deposits disputes, the more information that is collected and provided the better 🧙♀️:
✅ Works starts at Check-in - carry out a detailed Inventory with high resolution date-stamped photographs/video and written notes 📸🎥📋
✅ Remember to take images of all meter readings ⚡
✅ Record changes during the Tenancy: for example, removal of furniture - if these items are to be returned, make sure you get this in writing ✍
✅ When notice is submitted - resend your Tenant a copy of the original Inventory to remind them of the property's original condition 👍
✅ With the Inventory, include a CHECK-OUT PRICE LIST!! This way, your Tenant knows exactly WHAT CHARGES TO EXPECT: example, £48 carpet clean per room* 🧹
✅ On the Tenancy End Date - ensure you collect all keys, walk through property with your Tenant if possible 🏡
✅ REMEMBER - you have 10 days to raise a dispute, so don't feel pressured into making a decision there and then 🛑
✅ If needed, let your Tenant know you will email your dilapidation proposal report within the next 48 hours ⌚
✅ Use the report below to outline your findings 🔍
✅ If Tenant doesn't accept your proposal, you can negotiate a deal to close the case there and then 🤝 Alternatively, raise a dispute with an adjudicator 👩⚖️
✅ To raise a dispute, contact the Tenancy scheme administrator with the details shown on your Deposit Certificate 📜
