The following tips will help you pick the perfect agent for you
Is the Estate Agent Propertymark accredited? 📋
🔸 Member Agencies operate to standards far higher than the law demands
🔸 Are required to undertake regular training and are kept up-to-date with complex legislative changes
🔸 Adhere to a nationally recognised Code of Practice
🔸 Redress schemes are a platform to raise complaints about the service provided (such as The Property Ombudsman)
🔸 Legal requirement that all Agents are registered with a redress scheme
🔸 This likely implies that they will have higher standard of professionalism and diligence and therefore are going to be better for you
Do your research 🔍
🔸 Create a shortlist by checking forums and reviews

🔸 How many sales is the Agent currently progressing i.e. do they have the resources to FOCUS on progressing yours or are they spread thin? How many offers have NOT completed in the last 6 months and why?
🔸 Our advice is not to choose based on the Agency's fee, in general you'll be quoted somewhere in the region of 1%-1.5% plus VAT of you sale price which is due on completion of your sale
Sole or Multi-Agency 🤔
🔸 Really, a great Agent should be able to get you the reach you need without another Agent's help. If they're not able to sell the property, getting multiple agents on board isn’t going to help
🔸 Check Sole Agency period (usually 12 weeks), if you're not satisfied then switch your listing to a Sole Agency contract with another Agent
🔸 Our advice is to avoid Multi-Agency listings, they will cost you more in fees and counter-intuitively LESS effective when it comes to securing a buyer
