When it comes to handling Deposit Disputes

Works starts at Check-in - carry out a detailed Inventory as mentioned above (including high resolution date-stamped photographs/video and written notes) πΈπ₯π

Remember to take images of all meter readings β‘
β
During the Tenancy - record changes during the Tenancy: for example, removal of furniture - if these items are to be returned, make sure you get this in writing β
β
When notice is submitted - resend your Tenant a copy of the original Inventory to remind them of the property's original condition π
β
With the Inventory, include a Check-out Price List so your Tenant knows exactly what charges to expect: example, Β£48 carpet clean per room*
β
On the Tenancy End Date - ensure you collect all keys, walk through property with your Tenant if possible π‘
β
REMEMBER - you have 10 days to raise a dispute, so don't feel pressured into making a decision there and then π
β
If needed, let your Tenant know you will email your dilapidation proposal report within the next 48 hours β
β
Use the report below to outline your findings π
β
If Tenant doesn't accept your proposal, you can negotiate a deal to close the case there and then π€ Alternatively, raise a dispute with an adjudicator π©ββοΈ

To raise a dispute, contact the Tenancy scheme administrator with the details shown on your Deposit Certificate π
