Why is it called the King's Speech, King Charles doesn't write it does he? π
πΉ The speech is written by the government, and the monarch delivers it in a neutral tone to avoid any appearance of political support - its aim is to set out the new government's priorities for the months ahead
πΉ It outlined 39 bills that minsters want to pass in the next parliamentary session (usually runs for 12 months)
How does it affect housing?
πΈ A Renters' Rights Bill (RRB*) will ban so-called no fault evictions and extend a series of building safety rules for social tenants, known as Awaab's Law, to private renters
πΈ A draft Leasehold and Commonhold Reform Bill will curb ground rent for existing leaseholders, and ban forfeiture - where leaseholders are threatened with losing their home - over small unpaid debts
πΈ A Planning and Infrastructure Bill will streamline the process for approving critical infrastructure, and overhaul rules on the compulsory purchase of land

*What does 'Bill' in parliament actually mean... Is it law or not?
πΉ No, Bills are not laws... Laws are Acts
πΉ Acts start off as Bills, they pass through parliament as being introduced, debated, amended, voted (Houses of Commons and House of Lords) and when agreed, sent for Royal Assent
πΉ Once a bill successfully passes through all these stages, it is sent to the King for what's called, 'Royal Assent'
πΉ It's only with the Monarch's agreement that bills can become Acts i.e. become enforceable by law
πΉ The legislation may commence immediately, after a set period or only after a commencement order by a Government minister
Looking at The Renters' Rights Bill in more detail... π
πΈ So, this was called the Renters' Reform Bill and Labour have indeed stuck to their election*change* theme by renaming it, The Renters' Rights Bill
πΈ Despite the change in name, the background briefing suggests that much of the new legislation will mirror the previous governmentβs Renterβs Reform Bill (which was not passed before Parliament was dissolved prior to the general election)
πΈ Key features are as follows:
π₯ Abolishing Section 21 βno fault evictionsβ
π₯ Strengthening tenantsβ rights and protections
π₯ Giving tenants the right to request a pet
π₯ Applying a Decent Homes Standard to the private rented sector to ensure homes are safe, secure and hazard free
π₯ Applying βAwaabβs Lawβ to the sector
π₯ Creating a digital private rented sector database to bring together key information for landlords, tenants, and councils
π₯ Supporting quicker, cheaper resolution when there are disputes
π₯ Making it illegal for landlords to discriminate against tenants in receipt of benefits or with children
π₯ Strengthening local councilsβ enforcement powers
