Here's our step-by-step guide to selling your home, from start to finish!

To ensure things run as smoothly as possible, we have compiled a checklist on the entire process...

Before marketing

✅ Clean everything, and then clean it again
✅ Consider how your place smells - one trick to make your place seem welcoming is to put a little polish on to your radiators. It will give your home a welcoming and ‘cared for’ scent
✅ Declutter - show off your space, not your possessions!
✅ Tone down the décor, you want your buyers to be able to see themselves in your property so keep things neutral so they can imagine what they can do with the space
✅ Let the outside in... the more light the better, open up all windows and pin back curtains/open blinds. Plants and vases of flowers will also add to the freshness of your property
✅ Organise your storage spaces/wardrobes, it's one the key selling points of every home so your storage must be shown at its best
✅ Turn your bathroom into a spa i.e. a calm and relaxing place. Stack some pretty, co-ordinated towels around, add scented candles, and maybe a small plant pot or two. Make sure you have co-ordinated bath mats and towels to give it less of a mismatched feel and put the toilet seat down!
✅ Identify structural problems 𝐛𝐞𝐟𝐨𝐫𝐞 marketing your property

Whilst your property is being marketed

✅ Instruct for searches to be completed - yes, even though the byer will do this, it's worth being one step ahead!
✅ This provides buyers advanced warning of any major issues such as subsidence, failed roof structure, widespread rot, flood risks etc
✅ Get 'Sale Ready' by completing the Property Information Questionnaire (contact us and we will email up to date form to you)
✅ Gather documents such as:

📃 HM Land Registry title documents
🏁 Complete your Property Information Questionnaire
📎 A copy of the lease (if leasehold)
🧯 Determine whether your building requires an EWS1 form
📝Documentation related to the freehold (if freehold)
🏡 FENSA or CERTAS certificates for windows
✍ Planning permission for any major work carried out
🧱 Party wall agreements (if relevant)
✔ Building regulation certificate when alterations have taken place
👷‍♀️ Builder guarantee certificates for alterations or additions
📜 Subsidence and/or damp guarantees/warranties
🌳 Energy Performance Certificate (EPC)
⛽ Gas checks completed by a Gas Safe registered engineer
⚡ Electrical Installation Condition Report

When you have found a buyer

✅ Considering an offer: What is the position of the buyer? Do they have a mortgage in principle? Is it a 5% or 25% deposit mortgage? Are they in a chain?
✅ Accepting an offer: it's not all about the highest figure!!! Position is equally (if not more) important!
✅ Definitely speak to your Estate Agent about which buyers are 'proceedable' and which aren't - this is ABSOLUTELY critical at this stage

Instructing a solicitor

✅ Before you instruct a friend of a friend, or your family solicitor... It is important to consider the solicitor's experience in your type of property sale in your area
✅ And ask about whether they have annual leave booked, what happens with your transaction in their absence etc and a huge plus point, do they know/work well with the buyer's solicitor
✅ Set a target end date and make sure all people in the chain are fully contactable up until then... Even if on holiday

Draft contract, enquiries, exchange and completion

✅ A draft contract will be sent to the Buyer's solicitors, they will raise enquiries (if any) for you to respond to
✅ When all enquiries are resolved, a date will be set for you to sign the contract
✅ The contract will then be sent to the Buyer to sign (this is the 'exchange' that people refer to i.e. the contract you signed has been exchanged with the Buyer)
✅ Once they've signed, the contract has been successfully exchanged and a completion date will be set
✅ So, exchange of contracts is the legally binding side of the sale... Completion is the physical side of collecting keys and moving in
